Spring buyers have more homes to choose from and prices are falling, but rising mortgage rates are adding a new headwind. Inventory is up 7.8% year to date and the median list price has fallen for 22 straight weeks, down 1.9% from a year ago. But rates jumped to 6.38% this week, the highest in six months, as the Iran war rattles financial markets.

Yesterday I took a lovely couple out to look at homes and one was listed for 279k and it was pretty but it needed to be updated, the husband said that they needed to lower the price I explained that it was listed at that price because it hasn’t been updated allready. (I work with a lot of investors, trust me I know) but we went to see another one and then another one, when we walked in I knew right away that it was the same exact floor plan of the 279k and they loved it and the husband said so how much is this one?? and I said guess? And he shook his head and said 🤷so I said well this is exactly the first one with all of the upgrades the other was missing so it’s 379k and his eyes 👀 that was the moment I earned his trust. That is my favorite part of my job when I can see them trust me. And I’m not going to lie I was also little proud of myself so I just smiled. They are a wonderful couple to work with but trust has to be earned. And I will always do my best to earn it.
