On November 3, 2026, Florida voters will decide 𝐂𝐒/𝐇𝐉𝐑 𝟏-𝐅, a proposed constitutional amendment that could significantly reduce property taxes for many current homeowners if it receives 𝐚𝐭 𝐥𝐞𝐚𝐬𝐭 𝟔𝟎% 𝐯𝐨𝐭𝐞𝐫 𝐚𝐩𝐩𝐫𝐨𝐯𝐚𝐥.

If approved:
✅ The current $50,000 homestead exemption would increase to $𝟏𝟓𝟎,𝟎𝟎𝟎 beginning January 1, 2027 (for non-school taxes).
✅ It would increase again to $𝟐𝟓𝟎,𝟎𝟎𝟎 beginning January 1, 2028, potentially saving homeowners thousands of dollars over time, depending on local tax rates.

𝐇𝐞𝐫𝐞’𝐬 𝐭𝐡𝐞 𝐢𝐦𝐩𝐨𝐫𝐭𝐚𝐧𝐭 𝐝𝐞𝐚𝐝𝐥𝐢𝐧𝐞:
✅Anyone who establishes a Florida homestead by 𝐃𝐞𝐜𝐞𝐦𝐛𝐞𝐫 𝟑𝟏, 𝟐𝟎𝟐𝟔, would qualify for the increased exemption when it takes effect.
❎Those who become homeowners after that date would start under the standard exemption and must maintain a Florida homestead for four years, becoming eligible for the larger exemption on 𝐉𝐚𝐧𝐮𝐚𝐫𝐲 𝟏 𝐨𝐟 𝐭𝐡𝐞 𝐟𝐢𝐟𝐭𝐡 𝐲𝐞𝐚𝐫.
