This is the market locals plan their Saturday mornings around.
It’s set under massive oak trees and has everything from local produce and seafood to baked goods, plants, honey, and handmade goods.

💡 Local tip: Go early! Before the best baked goods and produce sell out fast.

2. Wednesday Pier Farmers Market
📍 St. Johns County Ocean Pier Park
🗓 Wednesdays | 8 AM – 12 PM

One of the most relaxing markets in the county. You can shop produce and handmade items with the ocean breeze coming off the beach.

Do you think home prices in our area are still going up, flattening out, or starting to drop?

I’ve been digging through the latest numbers this week and the market is doing something a little interesting right now.

Here’s what I’m seeing locally:

📊 Homes are taking longer to sell
Most homes in St. Johns County are averaging about 45–60 days on market right now. That’s longer than the crazy fast market we saw a couple years ago, but still very healthy.

🏘 Buyers actually have more options now
Inventory has grown compared to the past few years, which means buyers can take a little more time and compare homes.

💰 Prices are holding pretty steady
Most homes are still selling around $260–$300 per square foot depending on the neighborhood.

One thing many homeowners don’t realize:

👉 Homes that are priced right are still selling quickly.
👉 Homes that start too high are usually the ones sitting.

It’s becoming a strategy market instead of a frenzy market.

If you bought or sold a home in 2021, you probably remember how wild the market felt.

Homes were selling in days.
Buyers were competing with multiple offers.
And many homes sold over asking price.

Fast forward to today, and the market looks a little different but that doesn’t mean opportunities aren’t still there.

Here’s a quick breakdown of 2021 vs today’s market.

📊 THEN: The 2021 Market

• Historically low mortgage rates (around 3%)
• Extremely limited inventory
• Multiple offers were common
• Buyers often waived inspections or contingencies

It was one of the most competitive markets we’ve seen.
