I am a full time Realtor with Florida Homes Realty & Mortgage and a member of the St Augustine Board of Realtors, the Florida Association of Realtors and the National Association of Realtors. Many of the communication and negotiating skills I developed as a police officer transfer and serve me well as a Realtor. I have such a passion for Real Estate and nothing makes me happier than finding people

their dream home, or finding a buyer for someone who is ready to move to the next chapter of their lives. I have a husband and three beautiful daughters who support me in my love for Real Estate. So, let's break this down:

1) Start With the End in Mind: It's important to clarify what you want out of this investment. Are you looking for monthly cash flow or a long-term appreciation plan? Or both? Different types of properties will fit different goals, so being clear on your "why" is crucial.
2) Understand Your Budget: This goes beyond knowing how much you can afford to spend on an investment property. You also need to consider the ongoing costs of owning and managing it, including taxes, maintenance, insurance, and potential vacancies.

- Regular monthly payment = $2,528

MONTHLY PAYMENT METHOD

- 12 payments per year
- Total interest paid: $510,080 (yep, it's more than the loan!)
- Total paid over 30 years: $910,080 ← almost $1 MILLION by the time you've paid your loan!

BI-WEEKLY PAYMENT METHOD

- 26 half-payments = 13 full payments per year
- $1,264 every two weeks (half of the monthly payment)

❓What are the average monthly costs for utilities?
❓Were there any recent renovations or upgrades (e.g., kitchen, bathroom, flooring)
❓Why is the homeowner looking to sell? (e.g., relocation, downsizing, upgrading)
❓Is this home in a flood zone? If so, which zone, and has it ever flooded?
