I’ve heard this more than a few times lately from buyers—totally understandable. HOA fees can feel like just another monthly bill. But here’s a perspective many haven’t considered:

šŸ” For townhomes, an HOA often adds value. Think lawn care, snow removal, exterior maintenance (yes—even siding and roofs!). These are major costs that can sneak up on you as a homeowner. Having them covered simplifies budgeting and reduces surprise expenses.

🌳 For single-family homes, a well-managed HOA can actually protect your property value. I recently listed a stunning home—perfect landscaping, impeccable curb appeal, true pride of ownership. But the neighboring homes? Unmowed lawns, mismatched fences, and one next door looked like a tire shop exploded in the driveway. 😬

My seller’s beautiful home was competing with all of that.
So while HOAs can be strict at times, they can also be the reason your neighborhood (and your investment) stays strong.

This deal ALMOST fell apart...

Eight days before closing, everything changed—and it could’ve easily fallen apart.

Real estate deals are rarely simple—but this one threw us a curveball. Thanks to my client’s trust in my recommended team—a sharp attorney and a rock-solid lender—we were able to pivot fast and still get him across the finish line.

Without that trusted crew in place, I’m not sure this deal would’ve closed.

Every home has a story, and this one’s is no exception.

Almost every home sale comes with emotions—and rightfully so. After all, you’ve spent years making memories there. But when it’s time to sell, my job is to make sure those emotions don’t sabotage the sale.

For the owners of this home, it meant parting with the place they built and loved for over 30 years. It wasn’t easy, but together, we focused on their goals and made the process as smooth as possible.

We all dream about our perfect kitchen to host Thanksgiving in—where the turkey’s golden, the sides are endless, and there’s plenty of space for everyone to gather.

So, which one would you choose:

Back in June, I met this young lady and her dad at an open house. She didn’t love that house, but I offered my services to help her find another. After months of her trying to own her dream home, she just wasn’t having any success.
Fast forward to September—she reached out, frustrated with her search, and ready to give me a try since things weren’t working out for her. Challenge accepted!

She fell in love with the very first house I showed her. Although she was not optimistic about getting this home due to her past experiences, I was able to put together an offer that got accepted!
