Market Snapshot by County (MoM Changes):

West Suburbs Cook County: 471 Available Homes (↓9%) | $509K Median Price (↑1%) | 170 Homes Sold (↓10%)

DuPage County: 3,413 Available Homes (↓0.6%) | $450K Median Price (↓2%) | 909 Homes Sold (↓16%)

Kane County: 1,883 Available Homes (↑0.6%) | $411K Median Price (↓1%) | 563 Homes Sold (↓16%)

McHenry County: 1,385 Available Homes (↑6%) | $377K Median Price (↑2%) | 376 Homes Sold (↓11%)

Market Assessment for Buyers & Sellers

For Sellers: Low overall inventory and steady median prices across most areas mean well-priced homes continue to hold strong value. However, with slowing sales volume month-over-month, precise pricing and strategic staging are essential to capture serious buyers quickly.

For Buyers: The late-summer slowdown in closed sales gives you slightly more breathing room and leverage in negotiations. As inventory ticks up in select areas like Kane and McHenry counties, strategic opportunities are opening up before the fall market picks up.

📍 Walking or biking the scenic trails around Armstrong Park & Lake George (Soaking in those peaceful late-summer water views and quiet forest preserve energy.)

📍 A round of mini golf at Coyote Crossing (A classic seasonal favorite at McCaslin Park to lock in some friendly weekend competition.)

📍 One last afternoon cooled off at Coral Cove Water Park (Soaking up the final sunny splash days before pool season officially closes!)
