Data shows that housing has become increasingly less affordable over the years.

Average rates for a 30-year fixed mortgage were 7.4% the week of Oct. 15, according to Freddie Mac data. That’s the highest in about three years — since November 2023 — and up from about 6.3% a year ago. Outside of the post-pandemic period, average mortgage rates haven’t been this high since 2000, according to Freddie Mac data.

The U.S. housing market remains in a historic affordability crisis as record home prices, elevated borrowing costs, property taxes and insurance expenses continue squeezing prospective buyers. The median existing-home price reached a record $440,600 in June 2026, according to National Association of Realtors data.

Harvard housing researchers also report that affordability pressures extend well beyond buyers. The number of cost-burdened renters reached another record high in the latest available data, while lower-income homeowners are experiencing record levels of housing-cost burdens as well.
