Thinking about a manufactured home or RV near Leesburg or The Villages? Read this before you make an offer.
We went through the actual land development codes for Marion County, Sumter County, Lady Lake, Belleview, Fruitland Park and Wildwood — not summaries, the ordinances themselves — and mapped every district where you're allowed to place a home.
A few things that surprise people:
🏡 Marion County permits manufactured homes by right in seven zoning districts. One of them, R-4, was created specifically for a mix of manufactured and site-built homes.
🚐 A Marion County RV park is the only place in the area you can live in an RV year-round. Wildwood caps it at six months out of twelve. Fruitland Park doesn't allow it in residential areas at all.
🚫 Lady Lake won't allow a manufactured home in any of its main single-family neighborhoods.
💰 A vacant lot in Ocklawaha runs about $16,750. The same size lot in Summerfield is $37,000.
👵 41% of Summerfield's listings are 55+ — but not one age-restricted listing is a vacant lot.
