The FED has dropped the First Time Buyers program 30 points. What does that mean?? Its huge!!! It save people struggling to buy their home due to the high interest rates putting them out of their monthly mortgage allowance. #2) Thou shalt NOT co-sign a loan for anyone.
#3) Thou shalt NOT buy a Vehicle.
#4) Thou shall NOT use charge cards excessively or make late payments on ANY of your accounts.
#5) Thou shalt NOT spend money you have set aside for closing.
#6) Thou shalt NOT omit debts or liabilities from loan application.
#7) Thou shalt NOT buy furniture, appliances, or household items before closing.
#8) Thou shalt NOT originate any inquiries into your credit.
#9) Thou shalt NOT make large deposits without first checking with your mortgage consultant.
#10) Thou shalt NOT change bank statements.

You SHOULD review your credit report first and try to clear out any discrepancies. Always, always, always, keep track of what you’ve done, what and when balances were cleared out and who/when you filed to remove any inaccurate information.

I dont talk much about clients I've worked with, but this couple was something special and I'm grateful they kept the faith and didnt give up.
First Time buyers living in NY.
They reached out to me at the end of April in which I did their first virtual tour on 28Apr.
Well, 17 offers later doing virtual tours, and 4 different lenders, an offer was accepted 15Jun22 and JUST TODAY , thats 76 days later we closed!!! One issue after another we tackled and kept pushing. They are no longer NY'rs!
