On December 9th 2023, while door knocking to homeowners who may need some guidance of preventing foreclosure, I knocked on 2532 Logandale in Orlando Florida. This is where I met Ledia Kallanxhi. I introduced myself and went on with my usual spiel. I got the sense very quickly that she was defensive, did not want to talk much, and rightfully so. I'm a stranger knocking on her door talking about a personal matter. I provided her my free booklet I created specifically for homeowners going through this difficult phase, and she quickly closed the door.
On February 5th 2024, I received an email from Ledia Kallanxhi reaching out in reference to the options she had on protecting her equity in her home even though she currently did not have the ability to make any of the back payments to make the loan current. Ledia had been receiving calls from investors giving her low ball offers on her home and she did not feel like it was a fair deal.
Her court case had a scheduled date for a motion for summary judgment which meant that the courts will be setting a date to sell her home. After reading my booklet, Ledia realized that taking action and controlling the process was in fact the best available option for her and her family.
Ledia realized that waiting for the court to sell the home then leave the home was by far the worst decision she could have made for her and her family.
Ledia was finally ready to take action and protect her equity. Ledia provided me and my team the opportunity to assist her with protecting her equity from these so called “investors” who would want nothing more than to take all of her equity and boast about how much money they made on an unknowing homeowner.
After providing Ledia with her IMAPP Projected Sales Price Sheet she realized how dangerous it was working with someone who is not a real estate professional.
In the end Ledia was able to get the maximum amount of equity out of her home and prevent a foreclosure from reaching her credit report. Because Ledia took action she now has the ability to transition to becoming a homeowner again.
