It's connecting people. 🤝

As we celebrate Father's Day, I've been looking through old photos and realizing something.

The years go fast.

One minute you're teaching them how to ride a bike, homeschooling them, and flying them like Superman.

The next minute you're watching them perform in concerts, preparing for college, and becoming amazing young women right before your eyes.

Through every season, Peter has been the kind of dad every child deserves.

Present.
Patient.
Steady.
Supportive.

Not perfect—none of us are—but always there.

He's the dad who shows up.
The dad who fixes things.
The dad who cheers loudly.
The dad who teaches by example.
The dad who makes our girls feel loved, capable, and safe.

But one of the things I've grown to appreciate most over the years is that his influence doesn't stop with our family.

I've watched him invest in young men, offer guidance when it's needed, teach practical skills, encourage big dreams, and make time for conversations that matter. Some of the most important father figures in life aren't connected by blood at all.

They're the men who choose to show up.

The men who mentor.
The men who encourage.
The men who help shape the next generation simply because they care.

And that kind of impact deserves to be celebrated too.

Watching him be a father—and a mentor—has been one of my favorite parts of our 23 years together.

Today we celebrate all the men who love, lead, encourage, sacrifice, mentor, and show up day after day.

Today we celebrate the guy who is the rock of our family and our businesses. 🤍

If you've spent any amount of time around Peter, you know he's the steady one.

The one who can solve just about any problem.
The one who shows up when he says he will.
The one who quietly carries more responsibility than most people realize.
The one who makes all of us feel a little safer because he's in our corner.

Over the years we've built a marriage, raised two incredible daughters, started businesses, remodeled houses, navigated unexpected challenges, and chased more than a few big dreams together.

And through it all, he's remained the same person: dependable, hardworking, faithful, and completely committed to the people he loves.

This year reminded me more than ever that every birthday is a gift. Every year is a gift. Every ordinary day is a gift.

So today we're celebrating you.

Thinking about relocating to a new city or state someday?

Most people think the moving process starts when you begin looking at houses.

In reality, the best relocations start long before that.

After moving 19 times myself and helping many families relocate to Central Florida, here's the timeline I recommend when possible:

📍 12+ Months Before Moving

This is the dreaming and exploring stage.

Visit the area.

Take vacations there.

Explore different neighborhoods.

Try local restaurants.

Attend community events.

Imagine what everyday life would actually look like.

One mistake I see people make is falling in love with a location based on a weekend vacation experience.

Vacation life and everyday life are very different.

The goal isn't to decide where you'll live yet.

The goal is simply to learn.

What areas do you naturally gravitate toward?

What areas don't feel like a fit?

The more familiar you become with a place before moving, the easier the transition tends to be.

Relocating is one of the biggest decisions you'll make. Give yourself permission to move slowly through the discovery phase.

These past couple of weeks, I realized something.

I'm currently helping with three different homes... all within about a mile of each other here in St. Cloud.

On the surface, they're all real estate transactions. But the stories behind them couldn't be more different.

🏡 One is a buyer relocating to the area and starting a brand-new chapter.

🏡 One is an investment property being sold as part of an estate after the passing of one of the owners.

🏡 One belongs to a couple who have decided it's time for less maintenance, a smaller footprint, and being closer to family.

Different homes.
Different circumstances.
Different goals.

But each one represents a major life transition.

That's one of the things I've come to appreciate most about real estate. It's rarely just about the house. It's about the people, the memories, the next chapter, and helping someone navigate change with confidence.

What's also been fun is that on two of these homes, our construction company is helping prepare the property for its next owner—whether that's through updates, repairs, or improvements that help maximize value.

As I drove between these properties recently, it hit me how grateful I am to live, work, and serve right here in St. Cloud.

After moving 19 times across 5 states myself, there's something humbling about planting roots in a community and having the opportunity to help neighbors through some of life's biggest transitions.

I truly love this city and the people who call it home. ❤️

The first photo was taken 9 years ago.

At the time, she was working in nonprofit fundraising. He was teaching guitar and drums while serving as the Technical Director at their church.

They were living in Virginia and came to Florida for a visit.

They spent time with family, went to an NFL game, visited Disney, walked the beach, and enjoyed a much-needed getaway.

Somewhere during that trip, while standing in the middle of a life they had carefully built, he said something unexpected:

"We should move to Florida."

She laughed.

Not because it was a bad idea.

Because it seemed like a crazy idea.

Their jobs were in Virginia.
Their friends were in Virginia.
Their church was in Virginia.
Their life was in Virginia.

Moving wasn't part of the plan.

Fast forward 9 years.

Last week they stood on that same beach and stayed at that same hotel.

But life looks completely different.

They've now lived in Florida for 8 years.

They're still serving at church, but now it's their Florida church family.

They own a real estate brokerage.

They own a remodeling company.

They've built new friendships, new routines, new traditions, and a life they genuinely love.

And standing there, looking back, it was impossible not to smile at how one seemingly crazy conversation changed everything.

One thing I've learned through all of my relocations is this:

Sometimes the biggest blessings begin as ideas that feel completely unrealistic.

Not every move is the right move.

But sometimes a little faith, a little courage, and a willingness to take the leap can lead to a life you never would have imagined.

Life is good.
Life is rich.
And moving to Florida turned out to be one of the best decisions we ever made.

One of the biggest mistakes I see homeowners make before selling their house? 👇

Keeping three, four, or even FIVE different flooring types throughout the home.

Over the past two weeks, we've been helping a client select new flooring for their home before it hits the market. The goal is simple: create one consistent flooring style throughout the main living areas so the house feels larger, cleaner, and more updated.

And here's something I've learned after years in real estate...

If you can make the flooring consistent throughout the house the home will always show better and sell faster. If you have to make an exception you can make it for the bathrooms and laundry room. But even making them match is even better.

Today's buyers want a move-in-ready feel.

They don't want a patchwork of tile, laminate, vinyl, and carpet from different decades. They want a cohesive look that allows them to imagine their furniture, their family, and their future in the space.

The best part?

This is where I love having both our real estate and remodeling businesses working together. We can help clients identify which updates will actually make a difference before listing—not just spend money on projects that won't provide a return.

Every week, I sit here at my desk early in the morning, coffee in hand, logging into this Zoom networking meeting… and week after week, it continues to be one of the most valuable parts of my business. 👏

Most people think selling a house is just putting a sign in the yard.

But sometimes the magic happens BEFORE the listing ever goes live. 👀

We’re getting ready to start another project similar to what we completed at 3411 Brant Street… taking mismatched flooring throughout the home and creating one cohesive look that completely transforms the feel of the space.

And honestly? This is where having both real estate AND remodeling experience becomes such an advantage for our clients.

Because we’re not just asking:
“What should we fix?”

We’re asking:
“What improvements will actually help this home show better, photograph better, feel bigger, and ultimately sell for top dollar?”

The flooring update at Brant Street completely changed the flow of the home. The spaces felt cleaner, brighter, and more connected. What once looked pieced together suddenly felt intentional.

That’s the difference strategic updates can make.

Not every house needs a full renovation before selling.
Sometimes it’s just knowing WHICH updates matter most.

Watching these transformations come together is honestly one of our favorite parts of what we do… seeing a home reach its full potential before the next family walks through the door.

Eight years ago this week, we officially became Florida residents… and honestly, I’d do it all over again in a heartbeat. ☀️

After my trip back to Virginia last week, I was reminded yet again that the sunshine just feels different here. Maybe it’s the palm trees. Maybe it’s the year-round flip flops. Maybe it’s knowing people save all year to vacation where we get to live every day.

And yes… I would still choose hot over cold every single time. 😂

There’s also something special about starting over somewhere new. Relocating to the Orlando area eight years ago meant learning new roads, building new relationships, growing new businesses, and creating a whole new version of “home” for our family.

It was one of the best decisions we ever made.

As real estate agents, we now get to help other families do the same thing—take the leap, make the move, and create a life they’re excited about.

And if you’re preparing for your own move, whether it’s across town or across the country, one of the biggest questions is always:
