This one has been fun! These awesome clients are relocating for work. We wanted to find them something asap so they could avoid moving twice (into a rental and then their forever home), but found out that with the job change they wouldn't be able to qualify as soon as we originally thought.
After a second of being bummed, creativity came to play and we came up with a great solution!
I shifted search criteria slightly, and found a home that seemed likely to work with the new plan...
~Found a home that met every single point on their wish list criteria and,
~Was at the very bottom of their desired price range
~ Got a lease option offer accepted
So now we have a win win solution for both buyer and seller!
~Buyers only have to move once into their forever home
~Took out the extra variables/worries/stress of juggling the house buying process while in a different rental lease later once they qualify (it's all done, move to town once and it's done! They can start their new jobs stress free)
~Some of their rent costs (security deposit/portion of rent) goes toward the purchase of the home
~Owner gets to collect additional income in the form of rent until they are able to purchase the home
