Everyone is talking about interest rates, a prolonged sellers market, and low inventory. Yes, interest rates are going up, yes, we are still in a "sellers market", and yes, we have record low inventory statewide.

One big piece of the puzzle that is getting overlooked or not given the time of day is the supply for the market.

As an example, in the last month from January 16th to today there have been 567 single family homes sold in Utah County. There are currently 269 single family homes in Utah County on the market today.... This means, if no other homes are listed for the rest of the month of February, Utah County will have ZERO inventory by the first of March.

If you have been on the fence about listing your home, I ask, why wait? There is an undeniable demand for your home, you can get top dollar(in most cases over listing price), and you can still take advantage of lower interest rates before they rise. Rolling your equity you net from the sale of your home into a newer home means you could be paying the same monthly mortgage payment for an upgraded or larger home as you would on your current property.
