AI and online home estimates are great tools, and I absolutely think buyers and sellers should look at them when doing their research. But that’s just one tool you have at your disposal, and it isn’t always accurate. There have been countless times where I’ve found information online about a home that was flat out wrong and, even more commonly, outdated.

And while ChatGPT, Claude, Zillow and other tools can analyze a ton of data, they’re not walking through the home. They can’t always account for how well a renovation was done, the natural light, views, privacy, floor plan, or the little details that make a buyer fall in love.

Also, Zillow actually admits on its own website that the Zestimate uses the home’s list price as part of its calculation once the home is on the market. So the Zestimate of your home may change drastically once you list it, and if you reduce the price, you may see the Zestimate drop too.

Use all the tools. Do the research. And ask at least one real person what they think 😂

Listing Sold | Sometimes a vacant home just needs a little furniture to help buyers picture the possibilities.

I had a company create these AI virtually staged photos to show how the space could look furnished.

What do you think? Does the home show better with the virtual furniture or without?! 👀

An entertainer’s paradise, this home offers an incredible backyard designed for relaxing and gathering. The backyard also features cooling pool decking, a cascading water feature, gas fire pit, expansive patio space, and a mini putting green. The property includes RV parking and a storage shed that could be removed to create even more RV space. Inside, the home features a main level primary suite, fresh paint, upgraded engineered hardwood floors, updated countertops throughout excluding the kitchen, upgraded windows, automatic blinds, and updated light fixtures throughout much of the home. Additional features include a gas fireplace, central vacuum, and a new water heater installed in 2025. The split floor plan provides added privacy, while the oversized fourth bedroom upstairs offers plenty of flexible space. The deep, epoxy coated garage includes built in storage cabinets and a mini split for year round heating and cooling. With NO HOA, this property offers even more freedom and flexibility.
