Sun exposure: It can make a surprising difference in how a home feels throughout the day and across the seasons.

Elevation: A few minutes outside of St. George can mean a noticeable change in temperature and weather.

HOA rules: Make sure you understand what you can and can’t do with the property before you buy.

Location in real life: Look beyond the map and consider your actual commute to schools, groceries, work, and the things you do every day.

Getting this SunRiver home sold came down to knowing when to adjust the strategy.

Once our seller moved out, we went back in, staged the home, took fresh photos, and gave the listing a new look. Even while it was temporarily off the market, we kept working behind the scenes and spreading the word.

That word-of-mouth marketing paid off, and we were able to get this home sold for our client.

Not every sale is straightforward, and this one definitely kept us on our toes.

This was a rehab property that went through multiple rounds of multiple offers, which meant staying patient, strategic, and committed to seeing the deal through.

There were plenty of moving pieces, but we stuck with it and got it done. Sometimes the best results come from knowing when to stay the course and having the experience to navigate the bumps along the way.
