Rates over 7% might actually be GOOD news for buyers 👀🏡

Higher rates can push buyers to the sidelines, which means less competition and more negotiating power for the buyers who stay in the game.

That could mean:
• Better purchase price
• Seller-paid closing costs
• Rate buy-downs
• More leverage on repairs & concessions

If rates come back down, competition could heat right back up.

You may be able to refinance your rate later — but you can’t renegotiate the price you paid for the home.

I get this question constantly right now — so let’s look at what actually causes a crash, not what’s trending on social media.

A real crash needs THREE things happening at once:
1️⃣ Massive oversupply of homes
2️⃣ Demand that basically disappears
3️⃣ A wave of sellers forced to sell (foreclosures, job loss, etc.)

Right now in Washington County? We have exactly ONE of those three. Rates have slowed demand a bit. But inventory is still tight, and most homeowners are sitting on 40%+ equity. Nobody’s being forced out.

Here’s a number that tells the real story: 15% of listings in Greater St. George are being delisted right now, not sold, just pulled off market. That’s not a crash signal. That’s sellers overpricing, sitting, and eventually giving up rather than adjusting.

📊 The market isn’t collapsing. It’s punishing homes priced wrong and rewarding the ones priced right from day one.
