Between the Easter Bunny at Sand Hollow, Easter Sunday at SMCC, visiting a brand new baby horse 🐴, scooting around at Wheels Park, warm donuts at Duck Donuts, hiking Dino Cliffs Trail, a delicious dinner at Street Eats, and an incredible week with our platinum partners — this month had it ALL.

Lately, we keep hearing the same concern:
“Is the housing market about to crash?” 🤔

So instead of guessing, we went straight to the data 📊 — and had a detailed conversation with economist Steven Thomas about what’s actually happening behind the scenes.
Historically, a true housing crash requires three things to happen at once:

• Massive housing supply 🧱
• High levels of foreclosures 📉
• Low buyer demand 🏠

Right now, only one of those exists — low demand.
Inventory is not flooding the market 🚫
Foreclosures are not spiking 🚫

And homeowners, even with higher interest rates, still indicate they would buy again 📈
What we’re seeing now doesn’t mirror past crashes.
The dynamics driving today’s market are fundamentally different.
Price growth is uneven, not falling off a cliff — and real estate remains highly local 📍

I hate to say it but… pricing it RIGHT the first time actually works!!!

A lot of sellers want to “test the market” first…

🚨 Portable Mortgages 🚨
Imagine selling your house… and taking your 3% mortgage rate with you to your next home.

➡️Sounds crazy, right?
Except it already exists in Canada & the U.K. 👀
Here’s how it would have helped me personally:
I had a 3.25% rate.
When we moved, the new home rate was 6.25%.
If portable mortgages were available in the U.S.?
➡️ I could’ve brought my 3.25% with me and ONLY financed the difference at the new rate.
Right now, the FHFA is actively exploring this idea — and if it happens, it could unlock the entire housing market for millions of people stuck in “rate-lock.”
