Why We Believe in the Power of One Owner (Landlord)
Peter Lohmann recently wrote about KKR bringing roughly 10,000 single-family rental homes in-house and the significant impact that decision could have on property management companies that had built a large portion of their business around that relationship.
It’s a great reminder of something we’ve believed for a long time:
The biggest portfolio isn’t necessarily the strongest portfolio. The most diversified one may be.
Early in Keyrenter Franchise history, the founders made intentional decisions not to build the business around large institutional clients. That philosophy has remained a guiding principle for us.
We believe in the power of the individual single-family rental owner and small multi-family property owner. One owner may have one property. Another may have five. Another may have twenty.
On their own, those relationships don’t create explosive growth. But collectively, they create something far more valuable: a resilient business.
One owner may purchase another property, refer a friend, introduce a business partner, or remain a valued client for 10 or 20 years.
Unlike a 1,000-door institutional account, losing one owner doesn’t place the business at risk. That’s the beauty of diversification.
There’s another reason we love this business: these properties matter deeply to the people who own them. For many owners, a rental property represents retirement, financial security, or generational wealth. We’re not simply managing a property—we’re helping protect and grow an important asset.
We’re not opposed to institutional business. There are certainly situations where it makes sense. However, we’re mindful of concentration risk. Our goal isn’t simply to manage more doors. Our goal is to build a business that can thrive for decades, regardless of what any single client decides to do.
Hundreds of individual owners. Exceptional service. Relationships built on trust. One owner at a time.
