At Eagle Gate Title, we provide the title and escrow services in the purchase, sale, or refinance of a property. In order for the property to be purchased, it must be cleared of any encumbrances (judgments, liens, loans, etc.) We are the ones that conduct the search of the history of the property to insure that it is free and clear to purchase. Once that is done, we prepare the transfer documents

for the closing, which is the last step in the process before the new owners take over the property, and ultimately execute the closing.

Spring market is in full swing in Southern Utah! Sales picked up nicely across the board, homes are moving a little quicker, and we’ve seen median prices tick up to new highs. Inventory is still healthy, so buyers have options — but well-priced homes aren’t sitting long. Such a fun time of year to be in this business!

Stats for March are in!

We are right in the thick of prime time here in St. George as the weather is amazing and things are busy! The market ramped up like usual as over 120+ more homes sold than the previous month. Pendings increased again and April is already looking to beat March. Overall, things are still moving around here and it’s great to see!

Stats for February are in!

The Parade of Homes was a success once again, and the frenzy in real estate that happens every year after it is underway. Total homes sold was even with January but as you can see, the rise in pendings was massive and is setting us up for a big March. We’ve already felt the rise around here and look forward to a busy spring!

Stats for January are in!

The year started out strong as closings were up from December, as well as last January. Even more so, pending listings jumped over 100 from last month which is huge! It’s been a hot start to the year and with the Parade of Homes around the corner kicking off the spring frenzy, things should heat up even more.

Stats for December are in and with that, the close of 2023!

What a year it was here in Southern Utah. Challenging for sure, but pretty solid across the board. I’m optimistic 2024 is going to be a great year as we see a few rate decreases and so many reasons for people to continue wanting to live here. Really looking forward to see what it brings!

Stats for November are in!

Rates have come down a bit the last few weeks and the FED announced no increase, along with talks of a few rate cuts in 2024. It’ll be interesting to see how that plays out around here as things have remained pretty steady this year despite the national conditions. People just still simply want to be here and it shows in the numbers. Looking forward to see what happens as we enter into 2024!

The fall has arrived and the typical uptick in homes sales has come with it. More listings are on the market but from what I’m seeing and hearing out there, if they are priced right they are going pretty quickly. We’ll see where things go heading into the holiday season!

Stats for August are in!

Sales stayed almost the exact same as the summer slow down continued through the end of the month. With inventory and pending sales staying about the same, and sales prices not moving much, I anticipate similar numbers in September as we head into the fall. I've already noticed an uptick of traffic around town that usually leads to a busy October, but we'll see what happens this fall.

Stats for July are in 👀

Sales were down this month which historically is pretty common trend. We did see a bump in pending contracts and median sales price, so things are definitely still moving. Everyone gearing up for school now as summer break is just about over. Look forward to seeing what the fall season brings!
