📊 MAY 2026 NORTH TEXAS LAND MARKET UPDATE
I recently analyzed closed land sales of 10+ acres across Cooke, Denton, and Montague Counties to gain insight into how the North Texas land market performed during May.
Here are a few notable trends:
🌾 Denton County continued to command the highest land values, averaging approximately $24,000 per acre.
🌾 Cooke County averaged approximately $20,000 per acre and recorded the shortest average time on market among the three counties.
🌾 Montague County offered the largest average tract sizes and some of the most affordable acreage opportunities in North Texas.
While every property is unique, one trend remains consistent across the region: buyers continue to place a premium on quality land with strong access, water resources, usability, and location.
