PSA to all my friends..NEVER go to a New Construction homesite without your contracted REALTOR or a copy of your Buyer Broker Agreement and make sure to talk to your dedicated agent before going. The Sales Associates at Homesites work for the builder not for you! You should always have a licensed agent in your corner. The horror stories that can happen with new construction are real. If you do have a buyer broker agreement with a Realtor and sign a contract with a sales associate at a home site without involving your Realtor, you will be on the hook to pay your Realtor the commission that you agreed to in your contract rather than them being able to negotiate that from the builder, which is very easy to do. And if you don’t have a Realtor It will be too late to get one when you’re under contract and things start going wrong with the builder. I’ve worked with tons of new construction deals and I can tell you things are never perfect. Call me if you’re interested in touring new construction home sites! 904-316-9913
