I am so excited to share that I won Gold (1st Place) as the 2025 News-Press Now Readers Choice “Favorite Home Inspector”, and I want thank everyone who nominated and voted for me. This was a wonderful surprise, particularly after a period of recovery from a total knee replacement surgery during the first quarter of 2025. Hello everyone. I have sure missed you all. As most of you know, I had to have a total left knee replacement surgery by Dr. David Paul with OSI on January 14th at the Total Joint Center in North Kansas City. Recovery started a little rough (as expected), but it is finally getting to the point where I am doing pretty good and mostly pain free. My range of motion recently hit 138 (which is better than the 135 I started with). I am still in physical therapy at ARC in St. Joseph 3 times a week to increase strength and stability. I share the names of the doctors and rehab I used because they are all exceptional. 5 stars all the way.

One advantage of having this time off is that I was able to work on continuing education and really spent some time focusing on my reports and review with clients. I know the process and information in an inspection report can be scary and I really devoted a lot of time trying to develop a way to help minimize that fear in prospective buyers without minimizing the information they receive.

Looking ahead… my surgeon gave me the green light to try a few inspections next week to see how it goes. So… I have 4 inspections scheduled for the week of the 17th (1 per day). I am looking forward to getting back to work, even if it is on a limited basis.
My wife and I will be taking a trip the following week to celebrate my healing and a couple of birthdays coming up. I will be doing one inspection per day for a while starting April 1st (no fooling) because I am still in PT. I am leaving my afternoons available, but if you need a morning inspection, just text or call me. As always, I will accommodate everyone the best I can. Thank you to everyone that sent cards, gifts, and well wishes. It speaks volumes of your character and hearts. I will ALWAYS remember those that showed such unbelievable kindness. I have to publicly thank my wife (Joy) who was honestly the biggest part of my healing and success. She was my motivator, cheerleader, and my comforter when the pain was unbearable at times. I thank God for my life, family, and friends daily. I am blessed beyond measure. See you all soon.

30 Year Mortgage Rate in the United States averaged 7.72 percent from 1971 until 2024, reaching an all time high of 18.63 percent in October of 1981 and a record low of 2.65 percent in January of 2021. If you are waiting for 2.7% interest to come back around… it probably won’t. However, at the current 5.99-7.2% rates… you are still on the low side of the 30 year average. BUY THE NEW HOUSE NOW!
