Closed the sale on this cottage home in Fennville, Michigan! 🏡

This one took a little extra work to get across the finish line.

An unexpected title issue led to a new survey, revised legal descriptions, a boundary line adjustment, a new driveway easement, and coordination among the sellers, neighbors, township, county, attorney, surveyor and title company.

We worked through each issue, kept the transaction moving, and made it to the closing table.

I just closed the sale on this cute cottage adjacent to Gull Lake in Richland, Michigan. Multiple offers bid up the price $20k over list price and then a few bumps in the road to get this one to closing. All in a days work… on to the next one.

As a real estate broker, I always warn clients about wire fraud. Yesterday, I saw just how real it can be.

We were scheduled to close on one of my listings when the buyers discovered they had wired their closing funds using fraudulent instructions sent in what appeared to be a legitimate email.

Thankfully, the bank recognized suspicious activity, froze the funds before they could be withdrawn, and the money is being returned. We'll be able to close on Monday.

This could have ended very differently.

Please remember: Never send closing funds based on emailed changes to wire instructions. Always verify wiring information by calling your title company or attorney using a trusted phone number.

A two-minute phone call can prevent a devastating financial loss.
