If I were planning a little Southwest Michigan fall week, here are a few things I’d have on my list 🍂

🌽 Benton Harbor Farmers Market: Wednesday,10–3PM
A good excuse to grab some local produce, baked goods, coffee and whatever else catches your eye.

🎃 Where’s the Witch? Scavenger Hunt: St. Joseph
Starts Thursday and runs throughout October. I love when downtown St. Joe gives you an excuse to wander around and explore.

🍎 Jollay Orchards Harvest Festival: Friday–Sunday
Because it officially feels like fall when you can go pick apples and wander around an orchard.

🧺 St. Joe Farmers Market: Saturday, 9–2PM
Lake Bluff Park, local vendors, fall weather and a view of Lake Michigan. Hard to beat that combination.

Honestly, if none of those sound like your thing, you could always just grab a coffee, walk the bluff, wander downtown and see where the day takes you.

One of my favorite things about living here is that there’s almost always something going on somewhere nearby. ❤️

I’m sure everyone has heard by now that mortgage rates have moved back over 7% for some 30-year mortgage options. 🏡

A buyer I worked with back in 2024 reminded me of something I told him during his home search: “Marry the house, date the rate.” It was advice he took to heart because, as he put it, “If you wait for the perfect time to buy, you’ll be waiting forever.”

Honestly, I think that’s still a pretty good reminder today!

Rates can change. Your perfect house may not still be available when they do. If rates improve down the road, refinancing may become an option! The goal is to make a smart decision based on what works for your finances today, rather than trying to perfectly time the market.

Another Frank Lloyd Wright original is on the market, and this one is pretty special! The Samuel and Dorothy Eppstein House.

Designed by Frank Lloyd Wright in 1948, the Eppstein House is one of just four Wright-designed homes built in The Acres. The community itself was planned around Wright’s vision for a Usonian neighborhood, with the homes situated on individual wooded lots and the surrounding landscape intentionally preserved.

One of my favorite parts of the Eppstein story is that the Eppsteins didn’t just hire Wright and hand over the keys. They actually helped build their home. They constructed some of the approximately 3,000 concrete blocks used in the house, and Dorothy even drilled openings into the blocks for electrical outlets and switches, while pregnant.

The home was built in stages, with the Eppsteins moving into the first completed portion in 1953 before the rest of the house was finished over the following years.

If you’ve never been inside a Frank Lloyd Wright home, photos really don't do them justice. The way the architecture, materials, light and surrounding landscape work together is something you have to experience in person.

This is another pretty incredible piece of architectural history right here in Southwest Michigan.

Because “How’s the market?” deserves an actual answer. 👀

Here’s your Southwest Michigan August market update 📊

A few things stood out this month:

🏡 Homes available are down 27% from July, meaning buyers had fewer homes to choose from.

💰 $576K median sales price is up a pretty significant 110% month-over-month. That’s a big jump, though it’s important to remember that one month of data doesn’t necessarily mean home values doubled; the mix of homes that sold can have a major impact on the median.

🔑Homes sold were down 26% from July, showing that there were fewer closed sales this month.

So, what does this actually mean if you’re thinking about buying or selling?

The market can look very different depending on your price point, location, and goals. These numbers give us the bigger picture, but they don’t tell the whole story of what’s happening with YOUR home or the homes you’re looking at.
