Jared Mielke- Realtor at St. Maries Realty Land, Rural, Remote, & Off-Grid properties in North Idaho. I was born and raised in Central FL and my family has a long history there.

I'm a husband and father, avid outdoorsman, and I love to both walk and research properties. We grew up pretty wild down in Florida. Catching alligators and sharks were normal things for us. That's why we like Idaho so much, it's similarly wild but has seasons and mountains, minus the gators...

avorite place. I grew up building houses, was a firefighter for a long time, went to woodworking school and have had a couple of my own businesses. If I'm not out walking land, I love to build things. Furniture, arrows, and shelters with my kids are all regular projects at our house or in the woods. Maybe I'll see you out in the mountains one day.

I see many realtors and lenders that use year over year data, or are limiting the data they share to post 2020.

It's much more helpful to provide long term info for your people to make their decisions.

Rates, employment data, the dollar, and all the other metrics are manipulated for political gain AND have long term histories that should be taken into account.

If it's good for you to buy, then great, do it. If not, be patient.

But don't let someone who hides behind short term data sell you.

Me- Maybe a young couple shouldn't strap themselves to a 400k mortgage right now. The world is uncertain and they can rent for close to half of that. And it might be a good idea to save or invest for a little longer.
