According to Realtor.com, September 27–October 3 is expected to offer some of the most buyer-friendly conditions of 2026.

Why? Buyers may see:
• More homes to choose from
• Less competition
• More negotiating opportunities
• More time to make a thoughtful decision

And while mortgage rates are still an important part of the affordability conversation, a little more breathing room in the market can make a difference.

Fall can be a great time to sell, but it’s not the time to simply put a sign in the yard and hope for the best.

With buyers having more options, your pricing, presentation, and strategy matter from day one.

Here are 4 things I’m talking through with my Minnesota sellers right now:

1. Price for TODAY’S market.
What a neighbor sold for a few years ago doesn’t determine what buyers will pay today. We need to look at current competition, recent sales, condition, and buyer demand.

2. Make your home hard to pass up.
You don’t have to renovate everything. Focus on the repairs, presentation, curb appeal, and little details that help buyers walk in and feel at home.

3. Stay open when offers come in.
Price matters, but so do terms, timing, contingencies, and your individual goals. Sometimes the strongest offer isn’t simply the highest one.

4. Listen to what the market is telling you.
If showings are slow or buyers keep giving similar feedback, we pay attention and adjust the strategy when needed.
