Maryland REALTORS® recently released its August 2026 housing statistics, and one Talbot County number deserves a little context: the median sale price was down 21.6% compared with August 2025.

That sounds dramatic, but it does not mean every home in Talbot County suddenly lost more than one-fifth of its value.

Monthly figures can shift considerably depending on which properties happen to close. That is especially true in a market that includes both modest residential homes and multimillion-dollar waterfront estates.

The more useful takeaway? Homes are still selling, but buyers are taking longer. Talbot County’s median market time increased from 39 days last August to 65 days this August.

For sellers, realistic pricing and strong presentation matter. For buyers, broad market statistics provide helpful context, but they cannot tell you what one particular home is worth.
