What does it actually cost to sell a house in Minnesota? On a $400,000 home, the answer could be $24,000 or $16,100.
Here's the math:
- Traditional 6% commission: $24,000
- Flat $6,500 listing fee + 2.4% to the buyer's agent: $16,100
- Difference: about $7,900 that stays with you
And the gap grows with price, because a flat fee never moves:
- $250,000 home → about $2,500 kept
- $500,000 home → about $11,500 kept
- $700,000 home → about $18,700 kept
- $900,000 home → about $25,900 kept
The other costs of selling are the same no matter who lists your home:
- Minnesota deed tax: 0.33%, set by statute ($1,320 on $400K)
- Brokerage admin fee: $695 at SHIFT
- Title and closing fees: worth shopping, but usually a couple hundred dollars of difference
