Here’s what you need to know about the Twin Cities housing market stats from August 2022.

1. Median home prices remain high at $369,750, up 5.6% from August 2021.

✨We are seeing a slowing in home appreciation (no more double digit month over month increases) but home values remain high. Sellers continue to have large amounts of equity in their homes, giving them more options when it comes time to sell.

2. Home inventory continues to trend upward (up 1.3% from August 21). The 13 county metro area is now seeing a 1.7 month supply.

✨Increasing inventory means the market is continuing to shift towards a "balanced" real estate market - good news for buyers.

3. Days on market has risen substantially - now at 26 days, an 18.2% increase from one year ago.

✨With inventory rising, buyers have more options. In past markets it was not uncommon to take 30-60 days to sell a home. It appears we are shifting back that direction.

4. Pending sales and listing activity were both down in August.

✨ With interest rates rising at a rapid clip, some buyers and sellers have decided to take a step back and see which direction the market is heading. This opens up opportunities for buyers, with less competition overall for homes currently on the market.

Here’s what you need to know about the Twin Cities housing market stats from July 2022.

1. Median home prices in July ticked downward for the first time in 2022, to $375,000.

✨Median home price was down $5000 from last month, but still up 7.1% from July 2021. Sellers should no longer be expecting to see double digit percentage increases in property values.

2. Home inventory another leap up 4.5% compared to July 2021. Month’s supply also continued its upward trend to 1.7.

✨Increasing inventory means the market is continuing to shift towards a "balanced" real estate market - good news for buyers.

3. Homes are now taking on average 3 weeks to sell, a significant increase from the "one weekend on market" we were seeing at the height of the market last year.

✨With inventory rising, buyers have more options and it may take a bit more time to receive an offer.
