I always advise my clients to prioritize a Home Warranty, a safety net that can prove invaluable when unexpected issues arise. Here's a checklist of key components you should keep in mind:

1. Age of the Roof: Assessing the roof's condition is crucial. An older roof may require repairs or replacement, impacting your overall investment.

2. Water Heater: Check the age and condition of the water heater. Replacing a malfunctioning unit can be a costly surprise.

3. A/C (Air Conditioning): Evaluate the age and efficiency of the air conditioning system. A reliable A/C is essential for comfort, especially in warmer climates. Here in MN with the all season weather we get to use 5 months out for the year.

4. Boiler: If the home has a boiler, understand its age and maintenance.
