It seems the spring market was delayed, not cancelled. Statewide closed sales saw the strongest gain of the year at 2.8%, and pending sales (excluding April) posted their largest increase since September 2025.

New listings climbed 4.5%, reaching the highest level since June 2022. Inventory—up 6.0%—has now grown for 34 consecutive months, but remains well below what's needed for a balanced market.
