This was one of the more difficult and emotional transactions I’ve worked on.

Sadly, the home suffered a fire earlier this year, and the family also experienced the loss of a loved one in the tragedy. With the mortgage already paid off, the insurance policy had not been renewed, leaving the family in an extremely difficult position.

The home needed significant repairs, making it unrealistic for a traditional retail buyer. The sellers wanted to move on, recover what they could, and start a new chapter in life.

We decided to market the property off-market to investors and experienced cash buyers. After many showings, multiple buyers backing out, and several hurdles along the way; including obtaining approval requirements from the city before closing, we were finally able to secure a serious experienced buyer who had the financial strength and experience needed to take on the rebuild.

Despite the challenges, we successfully closed on time, and the sellers were able to walk away with funds to help them move forward.

Not every property is a simple transaction. Sometimes sellers just need someone willing to navigate the difficult situations with them and find solutions.

This sale was more than just a transaction.

My client grew up in this home. After moving out, his parents continued living here until they passed. He was then responsible for handling the estate, navigating probate, and ultimately making the decision to sell a property filled with memories.

I helped guide him through the process while also stepping in to handle logistics since he lived over an hour away. That included coordinating the sale of personal belongings and clearing out the remaining items to get the home ready for market.

The property is in a strong neighborhood and was purchased by a cash buyer who plans to renovate and build significant equity.
