Good looking house. Happy my clients were able to beat out three other offers to snag this one! Good day to be in real estate.

Also - when you’re buying a house, it’s not always about offering the highest price. My clients won this one despite being lower than another offer. They got it because all of our other terms were very favorable to the seller - stuff like contingencies and earnest money.

Awesome condo I saw a few weeks back on a showing! No surprise that this one only needed 2 days to sell.

I’m sure you’ve heard a lot this year about crazy bidding wars, homes selling for $50k over asking price, and places flying off the shelves in a day.

While all of this HAS happened across the country in 2021, Chicago has actually seen less of it than many other cities. Although each neighborhood is really it’s own mini RE market, generally the downtown Chicago markets are trending towards balance - not too strong in favor of sellers or buyers at the moment.

And even though spring is often thought of as the busiest market in the city, often leading to bidding wars and craziness, I actually just advised one of my clients that it might be best to wait for the new year to make a condo purchase.

After looking for a few weeks in Old Town Triangle, we didn’t quite find a place that felt right to her. I crunched the numbers on historical sales in the area over the past several years, and assured her that condos in her price point very rarely see bidding wars, and almost always sell for less than asking price. This gave her the confidence she needed to wait until a more suitable property comes on the market next spring!

It’s not about pushing somebody to buy a home they may not love, just so I can make a quick buck. It’s about advising clients and arming them with the info and the confidence to make the decision that makes the most sense for them. This is what makes the job really fun and rewarding!
