🤔 about purchasing your first 🏡

How do you know if you are ready❓

Here are 3 important things to consider before you get started...

1. Do you have a job? Are you currently getting steady paychecks or can you provide proof of consistent income?

If you are an independent contractor you should consider having 6-10 months of reserves in your bank account!

2. The debt-to-income (DTI) ratio is the percentage of your gross monthly income that goes to paying your monthly debt payments and is used by lenders to determine your borrowing risk.

A DTI of 43% is typically the highest ratio a borrower can have and still get qualified for a mortgage, but lenders generally seek ratios of no more than 36%.

3. The minimum credit score required for a mortgage approval is ultimately determined by the lender, but score requirements also can depend heavily on the type of mortgage you're seeking.

The minimum FICO Score required to qualify for a conventional mortgage is typically about 620.

You can get an FHA mortgage with a FICO Score as low as 500, but applicants with scores ranging from 500 to 579 must make a down payment of at least 10% to qualify. Applicants with credit scores of 580 or greater can qualify with a down payment as low as 3.5%.

Issuers of VA loans have some discretion in setting minimum credit score requirements, but they may accept applications from borrowers with FICO Scores as low as 620

5th annual riverwalk trick or treat 🍭👻
The kiddos and their families are invited to trick or treat along the Tampa Riverwalk. From Water Works Park to MacDill Park, including Curtis Hixon Park, there will be more than 50 treat stations. And don’t forget to enter the costume contest at the Water Works Park Gazebo for kids age 12 and under.
