"I know firsthand what a lack of fair housing can do to a child, to a family. After my birth father left our lives, my mom, my brother and I were couch surfing, sometimes with relatives, sometimes with strangers. It was really hard. You never know when something is going to happen to you or a member of your family or a member of your neighbor's family. This [experience] extends into my business practices. I volunteer as a mediator and serve on ethics panels to advocate for fairness within the Massachusetts Association of REALTORS®. People sometimes need help. They need a hug. They need somebody to take their hand and walk with them and say to them, ‘You're not alone.’ And with fair housing—whether you're White, Black or Brown, whatever your sexual orientation is, it doesn't matter—you need a home. You need a safe home where you feel that you can live your life in a way that you’re secure. And if people don't have sensitivity to that, then I hope nothing bad ever happens to them or their family. Everyone should be able to understand how important a home is and how critical it is for a child to wake up in their own bed every morning. I went through the state of Massachusetts website and looked up all the boards and commissions with vacancies. There’s a lot. I mean a ton. Well, I am making a list of all the vacancies that a REALTOR® could fill, and I plan on working with our government affairs staff to contact members in those communities. There are 351 cities and towns in Massachusetts. I’m encouraging REALTORS® to fill those vacant positions—some on housing authorities, zoning boards, redevelopment authorities and boards of health—and I encourage you to do the same in your state, too.”

A real case of the consequences buyers face if they don't perform their due diligence... These Florida landowners are finding their land unbuildable 😱
We see their missteps often, far too often, when Buyers don't use a well trained, experienced Realtor to represent them.
Further, it can cost a LOT to save a buck on the front-side. If you skip a survey or title insurance, you may be stuck with n ugly legal battles.
In practice, there is a big misconception about property rights. Just because you buy land doesn't mean you can do whatever you want with it. So many layers of regulation start locally with your City or County building codes or planning and zoning limits. From there, you can encounter regional environmental regulations that can also come down from the Federal level.
If you cannot afford to do the vetting, you certainly cannot afford the litigation when regulations block or prohibit your plan.
Proper prior planning will prevent p**s poor performance....7Ps for Success!!
