Hexit PM here with your weekly housing absorption rate update.

The absorption rate has increased from 29% last week to 32% as of today, due to a surge in closings over the last few weeks. Housing is at 3.10 months of inventory, down from 3.47. Comparing to last week, active listings are down by .32% and closings are up by 10.3%.

Switching it up this week to show you guys how we pull data to calculate the market absorption rate.

Here’s a breakdown of this week’s data:

End of month closings came through in November increasing the absorption rate to 31%, which is 24.7% higher than last week’s 23%. Housing supply has decreased to 3.22 months of inventory, from 4.28 months last week. Active listings slightly decreased again by .12%

The absorption rate has dropped for the third time this month from 28% last week to 23% this week. Housing has increased to 4.28 months of inventory, from 3.52 months last week. Active listings are down by .90% and closings are down by 22.4%.

Here's your weekly housing update per Stellar MLS:
The absorption rate has decreased from 36% last week to 35% this week. Housing has increased to 2.86 months of inventory, from 2.77 months last week. Active listings are up by 1.56% and closings are down by 1.93%.

All about absorption rates! I want to know your predictions on the absorption rate over the next 6 months. Will the market finally balance out at ~17%? Time will tell.
