✨ UNDER CONTRACT — What a Journey! ✨

Sometimes the best real estate stories start with a simple connection. I met my amazing client Shawna through a gym associate, and from the moment we connected, we hit it off. Shawna is a busy restaurant owner in Ohio who dreamed of having a beautiful investment condo in Florida — a place she could rent out seasonally and escape to during those cold Ohio winters.

Our journey wasn’t easy. We originally found a condo we loved, but just two weeks before closing the loan fell through because of issues with the HOA reserves that didn’t meet Fannie Mae guidelines. It was frustrating and disappointing, but Shawna handled it with grace and patience. Thankfully she did everything right during her due diligence, and I was able to get her escrow fully returned.

We took a few months to regroup and started fresh in the new year, searching in Sarasota and Manatee County — this time focusing on new construction. We toured communities, including Taylor Morrison, but nothing quite matched Shawna’s elegant taste.

Then the magic happened.

Shawna flew in from Ohio to tour homes, and honestly we were running out of time. But just 4 hours before her flight, I found the perfect community — Grand Calusa at Lakewood Ranch. The amenities, the golf lifestyle, the beauty of the community… it was everything she had been looking for.

After almost a year of virtual tours and conversations, we finally met in person and even shared a wonderful lunch together at Ricky T’s in Treasure Island. It was the perfect moment to celebrate the journey.

When Shawna returned to Ohio, she knew in her heart it was the one. The very next day she secured the condo and took it off the market.

Today we are OFFICIALLY UNDER CONTRACT on her elegant Florida investment property. 🏝️
