It's natural to look at what a nearby home sold for, but no two properties are exactly alike. Condition, updates, lot, presentation and current competition all influence value.
The most important question isn't what your neighbor's home was worth then. It's how buyers will perceive your home today.
2. "Testing the market" can be an expensive strategy.
There's a common belief that starting high creates room to negotiate. In reality, today's buyers have more information at their fingertips than ever before.
Strategic pricing isn't about leaving money on the table. It's about positioning your home to attract the strongest attention while it's newest to the market.

The right buyer may only have one opportunity to see your home.
While reasonable boundaries are sometimes necessary, making a property easy to experience can be the difference between being considered and being passed over.
