A new WalletHub report shows that nearby housing markets can look very different on the same scorecard. In the Aug. 19 study of 300 cities using 17 metrics, Miami ranked 38th overall with a total score of 60.28, while Miami Beach ranked 294th with a total score of 39.33. Miami’s real-estate market rank was 30, compared with 293 for Miami Beach. The report also measured affordability and economic environment, where Miami ranked 167 and Miami Beach ranked 228. For buyers, sellers, and homeowners, the useful takeaway is that one regional label does not tell the full story. City-by-city differences can be significant, even within the same part of South Florida.

A new WalletHub report shows why local real estate conditions can’t be judged by price alone. In its Aug. 19 ranking of 300 cities, Miami ranked 38th overall and was the highest-ranked Florida market, while Miami Beach ranked 294th overall. WalletHub said it used 17 metrics across two dimensions: real estate market and affordability/economic environment. Chip Lupo, an analyst for WalletHub, said current home prices are important, but factors like cost of living, the availability of recently built homes, and the quality of the local job market also matter. What should buyers, sellers, and homeowners take from that? Two nearby cities can look very different in the same report. That suggests your timing, pricing, and buyer confidence may be shaped by your specific city, not just by broad Florida headlines. In Wesley Chapel, a house with clean stucco, tidy landscaping, working systems, and no obvious deferred maintenance usually feels more valuable before anyone gets to the cosmetic stuff.
