In October, we saw a highly selective market. While the median price jumped to $450k, sellers were typically netting about 93% of their original list price. The $400k–$600k range remained the most liquid and active segment in Pinellas County.

November brought the “Big Shift,” with absorption rates hitting a 4-year low. Flood zone exposure became the #1 value differentiator, creating a massive gap between non-flooded homes and storm-impacted properties that we are still navigating today.
