April’s numbers are painting a picture of a market that’s becoming much more balanced and reasonable for everyone involved. 🌸 While Pinellas County single-family homes are still technically in a seller’s market, we’re seeing buyers take a little more time making decisions, with median time to contract rising to 35 days. At the same time, the absorption rate has climbed to 33%, up 9% year over year, which means more homes are selling and inventory is moving more steadily through the market.

We’re also seeing sellers become more flexible with negotiations, including closing cost assistance and rate buy-down credits, creating opportunities for buyers that we haven’t seen as often over the last few years. Homes that are priced correctly, beautifully presented, and marketed strategically are still standing out and selling well… Rexy insists presentation matters. 🦖✨

March 2026 Market Snapshot | Pinellas County 🌸

As we move into the spring season, the Pinellas County market continues to show signs of stabilization. The median sales price has increased to $456K, reflecting ongoing strength in home values. At the same time, closed sales have dipped slightly year-over-year, and homes are taking an average of 37 days to go under contract. Sellers are currently receiving 94.7% of their original list price.

What this means:
• Buyers are gaining more time and opportunity to make informed decisions
• Sellers remain in a strong position, with success increasingly tied to strategic pricing and presentation
