The Pinellas County market is continuing to shift — and the numbers are getting interesting. 👀

Single-family home absorption is increasing, leaving us with just 3.5 months of inventory, down 27% from last July. Technically, that puts us solidly in a seller’s market. But here’s the thing: consumer behavior doesn’t always catch up to the numbers as quickly as the market changes. Buyers still have a little more negotiating power than we’d typically expect with inventory this low.

Meanwhile, values are moving up. The median sales price hit $469K in July, up 7.8% year over year, and homes are getting under contract faster — a median of just 34 days.

So if you’ve been sitting on the fence waiting for rates to come down before buying, keep in mind that you may get a better rate later…but pay more for the house. There’s more than one number that matters when deciding when to buy.

And condos are finally moving in the right direction too. 🙌 Pinellas County condo inventory is down 21.2% year over year, now sitting at 6.7 months of supply.

This is my third transaction with this sweet family. I helped them buy their first home, which they sadly lost to Hurricane Helene nearly two years ago. It’s been a long road since then, and I’m just so happy to see them finally getting settled again.

They’re truly wonderful people, and I’m so grateful they’ve continued to trust me along the way. Here’s to a much happier chapter in their new home. 🏡💕

Wishing a very happy Closing Day to this wonderful family.

Steph and Justin lost their home almost two years ago in Hurricane Helene. After selling that house and taking some time to breathe, they found exactly the right house, at the right price, in the right location- high and dry.
