Median list price in Florida has declined 7% since June. Rapidly increasing interest rates dramatically impacting buyer's purchasing power.

The pace of change in mortgage rates has been incredible. They've more than doubled in less than 12 months. With mortgage rates over 7% now, a buyer's payments would increase by over $1,000 per month on the an average home. With roughly 70% of purchases using mortgages, seller's will have to take into consideration the impact of reduced buying power.

Tampa area housing average sale price for August is down 6% from the $459k June peak. That's a $30k reduction from the average sale price. Interest rate increases have reduced mortgage demand to a 25-year low. Active listing count growth has slowed but is still increasing. Causing a standoffish environment for both buyers and sellers now. Who will be the first to blink?

The Manhattan real estate market stumbled in the third quarter of 2019

The Tampa real estate market has also seen an increase in the number of homes selling below the original list price. According to the Knock report mentioned earlier, about 78% of properties sold during the first quarter of 2019 went for less than the list price.

The Tampa housing market is also experiencing much slower price growth today, compared to recent years. Following a gain of 5.5% over the past 12 months, Zillow predicts the median home value for Tampa “will rise 1.6% within the next year” (into May 2020).

A recent report showed that home prices in the U.S. dropped for the first time in years. Here are 14 housing markets that might have already peaked.
