🏗️ Another major project is officially underway in Tampa.

USF broke ground this week on the new Fletcher District, a nearly $500 million mixed-use development planned for approximately 30 acres along N. 46th Street.

The project is expected to bring new housing, restaurants, retail, a hotel and research space to the area, right across from USF’s new on-campus football stadium.

One feature I think will be especially interesting to watch is the planned pedestrian bridge over Fletcher Avenue connecting the district with the stadium.

The first phase is currently expected to open in fall 2028.

Projects like this can have an impact well beyond the development itself, so I like keeping an eye on what’s being built throughout Tampa and how different parts of the city continue to evolve.

The Tampa real estate market feels a little different right now. 🏡

We're not in the crazy market where buyers had to jump on everything immediately, but we're also not seeing prices fall off a cliff.

What we are seeing is a more balanced market.

For buyers, that can mean more time to look at a home carefully and more opportunity to negotiate on price, closing costs or other terms.

For sellers, homes are still selling, but pricing correctly from the beginning matters more than it did a few years ago.

And this is one of those markets where the numbers can look very different from one Tampa neighborhood to the next.

🏡 Ever wonder what your home is actually worth?

Price per square foot can be a helpful reference, but it doesn’t tell the whole story.

Two homes in the same neighborhood can be similar in size and still sell for very different prices based on things like condition, updates, lot location, floor plan, pool, garage, age and even the specific street.

That’s why I always look at the whole property and the most relevant comparable sales, not just multiply the square footage by a neighborhood average.

Another Tampa happy hour spot to add to the list! 🍷

We tried Bulla Gastrobar on South Howard and really enjoyed it. It’s a Spanish tapas-style restaurant with a great happy hour menu for both food and drinks.

We tried several of the small plates, which is always my favorite way to eat because you get to try a little bit of everything. Everything we had was really good, and the happy hour prices make it an easy place to stop in for a drink and a few bites.

Bonus: head upstairs to Luna Lounge afterward for a pretty great view of Tampa at sunset. 🌅

Definitely another SoHo spot we’ll go back to.

🏗️ Another big change coming to Tampa’s urban core.

Tampa City Council recently approved the redevelopment of the former Army Navy Surplus property in North Downtown, with plans for approximately 1,150 residential units, including affordable and workforce housing, along with new retail and commercial space.

This one caught my attention because of the location. It’s just a few blocks from the Riverwalk and sits between several areas that are already seeing a lot of growth and redevelopment.

Projects like this are interesting to follow because they don’t just add housing. They can change how an entire area looks, feels and connects to the neighborhoods around it.

I’ll be keeping an eye on this one as it moves forward!

🏗️ Big changes are coming to WestShore Plaza.

The 54 acre property recently sold for $135 million, and the new owner has announced plans to demolish the aging mall and redevelop the site into a mixed use destination.

Previous redevelopment approvals for the property included a combination of residential, retail, restaurants, office and medical space, recreation and other uses. With new ownership now in place, I'll be interested to see how those plans evolve and what the final vision for the property looks like.

It's another major Tampa redevelopment worth watching. Projects of this size have the potential to change not only one property, but the way people live, work and spend time in the surrounding area.

Birthday dinner at one of Tampa’s newest spots 🎂

We tried Howard & Platt for my birthday dinner and it was a great choice! The space is beautiful, and we ended up ordering a little bit of everything.

We tried the Rainbow Roll, Crab & Shrimp Fritters, Miso Black Cod and the Greek Chicken Orzo Bowl. Everything was amazing, but we obviously had to finish with dessert (calories don't count on your birthday, right?). 😊

We got the GSR, which is basically a Girl Scout Samoa cookie turned into a cake. Chocolate, caramel, coconut. It was worth every calorie!

Another Tampa spot I’d absolutely go back to.

🍔 Happy hour recommendation!

Richard and I checked out Steelbach at Armature Works last week, and it was a great spot.

We shared the Bread & Spreads and the Nashville Chicken Sliders, while Richard enjoyed an Old Fashioned.

The food was great and I love the atmosphere. They have a large patio that is amazing when the weather is a bit cooler!

As a local Realtor, I enjoy sharing places like this because finding the right neighborhood isn't just about the home. It's also about discovering the restaurants, parks, and local businesses that make living in Tampa so enjoyable.
