🚨 Moving to the Tampa Bay area from out of state isn't just about finding a beautiful house.
Last week, I closed a transaction in Palm Harbor that was a massive reminder of how unpredictable moving to Florida can be.
My client was relocating from Pennsylvania to be close to her family, with a strict 40 day clock ticking down on her northern home. We viewed 15 properties before finding a sunlit, end unit villa that fit her life perfectly.
We negotiated a great price based on hard market data. Then, the real chaos started...
🛠️ The "Minor" Safety Hazards
During the inspection, we found loose outlets, a bad toilet handle, and windows that wouldn't stay open. To a young buyer, these are minor DIY fixes. To a 70+ homeowner, a heavy falling window is a genuine safety hazard. We applied strategic leverage to get the out of state seller to repair them before closing.
📱 The Lender & Insurance Nightmare
Two weeks before closing, the lender went completely silent and flagged the HOA’s master insurance policy as "unacceptable." Tensions boiled over, and the seller threatened to cancel the deal—leaving my client facing potential temporary homelessness. Instead of waiting, I played quarterback between the HOA insurer, the buyer's insurer, and underwriting to get written clearance to save the loan.
The Result:
Yes, we closed 2 weeks late. But today, she is happily settled into a gorgeous, sunlit villa with a 500 sq. ft. lanai—and her family is just minutes away. ☀️
Moving to Pinellas County isn't just about finding a home; it’s about having a proactive advocate who knows how to navigate Florida's unique legal, structural, and insurance landscapes.
