Here's another absurd example of a "business broker" (unqualified or crooked) advertising a restaurant for sale with total BS financials... Read and decide for yourself:

Asking Price $260,000
Cash Flow $218,887
Sales $435,887

If I could buy an Italian Restaurant with total Annual Revenue ("Sales") of a "mere" $435,887k, and Cash Flow of $218,887, I'd buy it immediately. HOWEVER, the reality is, IT'S TOTAL BS!

More empty restaurant “boxes” coming soon, and that’s not always a bad thing. Many restaurants today exist in a box that was shuttered by another brand. Even brands such as the Outback Steakhouse have flourished in locations that were once shuttered. And likewise, other brands have flourished in a shuttered Outback box. It goes both ways - one mans loss is another mans gain.
