SOUTH TAMPA MARKET REPORT- APRIL 2026

Some stand out facts!⬇️
-ADOM is 80
-New listings is 364
-Properties sold is 213
-Average list price is $1,464,493
-Average sale price is $1,098,527
-Absorbtion rate is .21

Alright, so the stats for April are kind of expected. Absorbtion rate went down .01 percent. Still a buyers market. I post the price decreases for South Tampa and I’m seeing more and more. Days on Market went up 6 days from March. So things are still sitting.

One main stat I think is so helpful for sellers to know if average sales price to list price ratio. Sellers are getting 96.37% of their list price. (But this stat DOES NOT take into account previous list prices that were higher or lower.)

I’ve noticed that a lot of people are waiting this year because they want a deal, but sometimes waiting too long can have you complete with other offers-not a fun place to be. But the stats point to around 80 days is when traction really hits the home and starts to move. So keep that in mind. You might want to consider putting offers in th first month or 2, so you don’t have to compete.

Sellers for this year, June is usually the time you want to put your home up. And then right during winter is next best bet. People want to travel and enjoy their summer, but want to move in right before the school year starts in August. March-June is highest in inventory usually.
