South Tampa Market Report- JULY 2026!
Middle of summer so these stats are probably not going to be what we want to see but that’s okay. (Still a buyer’s market guys.)
New listings- 250😩
Average days on market- 72✅
Properties for sale- 1043👍🏼
Properties sold- 208✅
Average sales price- $993,024😔
Sales price to list price- 96.95%✅
Absorption rate- .20😔
New listings was down 19.07% from last month. Still a decent number of new properties, would like to see a little bit more. 250-300 range. If you’re a buyer obviously.
People are still getting most money in their pocket. Getting 96.95% of ask price. That’s expected.
Been seeing lots of price drops too. Summer is slower season for SFH. But I’ll tell you. Sellers cannot be greedy during summer, and I’ve see and heard about a bunch. If it’s a good offer, take the offer, because more likely than not, you will regret it. Even in the 500k to 10M plus, sellers seem to not want to take good offers. It’s okay to wait, and counter, but not for long. Time kills all deals.
New builds in South Tampa are at a peak. They really are. And we are actually running out of lots. If it’s available, a developer or builder will grab it at this point. It’s not COVID, we’re in 2026 and people want to build. They do.
Days on market is up 4.35%, which is expected, it’s summer. A healthy average is 35-40. Again, (BUYER’S MARKET)
Side note, leasing market for around Tampa is strong. Things are going quick there. And tenants are paying full, but jumping around apartments.
