She bought a house! 🏡🎉

Today is a really special day for my client, Sherrish, because she's officially a homeowner in St. Pete!

I've helped Sherrish with a couple of real estate transactions over the years, but this one felt different. This was HER home. When she called and said, "I'm ready," I couldn't wait to help her find the right place for her and her daughter.

We looked at a few homes that were close, but none of them felt quite right. Then one day we walked into a great house and immediately knew it was the one. Unfortunately, so did a lot of other buyers. We submitted an offer, but another one was chosen.

Thankfully, real estate has a funny way of working out sometimes.

I stayed in touch with the listing agent, and a little while later I got the call that the deal might be falling apart. We jumped on the opportunity, moved quickly, and got the house under contract.

From there, it was a bit of a sprint. With the help of my trusted lender partner Doug Wagner, Danny and Nick at Superior Home Inspections, and my awesome transaction manager Julie Bowman, we worked our way through inspections, appraisal, and underwriting to get everything wrapped up quickly so that Sherrish could keep the promise she made to her daughter, that they'd be in their new home by summer. ☀️

Sherrish, thank you for trusting me once again. It's been such a privilege to be part of your journey over the years, and I'm so excited for you both as you start this next chapter.

St. Pete Market Update | May 26 – June 1

Holiday weeks usually bring a bit of a pause in the market, and last week was no exception. New listings were down, new contracts were down, and the number of homes going under contract in their first week on the market absolutely fell off a cliff.

That said, I wouldn't read too much into one holiday week. In my own business, things felt noticeably slower at the beginning of last week, but activity picked up in a big way over the weekend and has carried right into this week.

Sometimes buyers and sellers are simply busy enjoying a long weekend, and the market catches up afterward.

We'll see what the next seven days bring, but my gut says last week's slowdown may have been more of a temporary pause than a shift in the overall market

A special closing today at 135 24th Ave. S. ❤️

A few years ago, I had the privilege of helping the seller's purchase this home. When life recently took them back to New Jersey, they trusted me once again to help them sell it, and I'm incredibly grateful they did.

Together, we put together a comprehensive marketing plan that included multiple open houses, broker opens, pitch sessions, professional property video s of the house and the neighborhood to showcase everything that makes this home and community so special.

The effort paid off when the buyers walked through one of our open houses and instantly fell in love with the property. Today, they officially become homeowners for the very first time, and I couldn't be happier for them as they begin this exciting new chapter.

At the same time, the sellers are moving one step closer to their own dream, preparing to make an offer on a home in New Jersey as they start their next adventure.

Representing both the buyers and sellers in a transaction is a responsibility I never take lightly. To both parties: thank you for your trust, your patience, and the opportunity to be part of such an important milestone in your lives.

Congratulations to everyone involved. This is one of those closings that reminds me why I love what I do.

St. Pete Market Update May 19th - May 25th
One of the biggest shifts we saw last week was the increase in homes going under contract within their first week on the market. The common denominator? Homes that are well-presented, move-in ready, and priced correctly from day one.

Interestingly, those homes are landing right in the market’s sweet spot, with the average list price around $570,000.

If you’ve been following these weekly updates, you’ve probably noticed that our market has remained relatively steady overall. Inventory levels, average days on market, and the number of homes going under contract each week continue to stay within a fairly consistent range. There are always small week-to-week fluctuations, but when you zoom out over the course of a month, the market tends to balance itself out.

There’s a saying in real estate that “this year’s market usually looks a lot like last year’s market.” In other words, unless there’s a major outside event that disrupts things, real estate tends to move gradually, not dramatically.

That’s why strategy, pricing, and preparation still matter more than trying to perfectly “time” the market.

When I first moved to St. Pete back in 1995, I’d hear people talk about “The Pink Streets,” and I remember thinking… “What are the Pink Streets?” 😅

JUST SOLD 🏡✨

A huge congratulations to my client Clark on the purchase of his beautiful new townhome in St. Pete!

Clark and I had talked casually over the last few years about eventually buying a condo or townhouse, but a few weeks ago he reached out and said, “I’m ready.” He had identified a few communities he wanted to tour, so we lined up some showings and got to work.

Funny enough, the VERY first property we walked into ended up being the one.

It checked every box: only a few years old, tucked away in a quiet little enclave that most people don’t even know exists, barely lived in because it had only been used as a second home, and overlooking a peaceful preserve view. We continued on to our next appointments, but honestly nothing else came close.

After making a few calls to gather more information, we went back for a second showing and toured another unit in the same community. Once again, the first one was the clear winner.

From there, we structured a strong offer that not only got Clark the home, but also ALL of the furniture, right down to the pots, pans, and fully stocked spice rack. 😂 Truly 100% move-in ready. All he has to bring are his clothes.

Huge thanks to the amazing agents on the other side, Leah and Amanda, who were an absolute pleasure to work with. Everyone involved genuinely shared the same goal: helping our clients have the smoothest and best experience possible.

St. Pete Market Update May 12th - May 18th

Last week felt a bit slow for our buyer clients, and the stats back it up, with the number of new listings and new pending contracts both falling from the previous week.

The number of new listings going under contract within their first week on the market was virtually unchanged, and the average price for those was just over $600,000. Once again, the majority of these listings were priced at or slightly below the competition in the area, and most of them were move-in ready. This is what buyers are looking for today!
