2016 in real estate meant you didn’t need a flashy Instagram or clever reels for clients to trust you. Showing up, doing the work, networking and having a strong foundation mattered most. Marketing a property looked very different then and showing homes consisted of posting to my snap chat but the best don’t keep the same systems forever. They evolve into bigger and better versions.

And in a blink, it’s TEN years later. I still love what I do. It’s certainly a rollercoaster and it’s definitely not the glam of Selling Sunset but helping people buy and sell their homes is truly my calling.

Oh how I miss parts of you, 2016…When results spoke louder than posts.

Here is the January pattern I see every year:
1️⃣ Serious buyers move first. While everyone else waits for spring, motivated buyers tour now and quietly get the best options before competition spikes.
2️⃣ Sellers are more open to negotiation. January sellers usually have real timelines, not guesswork. That creates flexibility you won’t see in March or April.
3️⃣ Low competition = high leverage. Fewer buyers in the market means fewer offers and that gives early movers the advantage on price, terms, and timing. Once you understand this pattern, you stop waiting for the right time start using the market to your benefit.
