Solving problems and helping people. That’s what we do!

This home as you can see was a beauty in her heyday but over the years and due to life circumstances of the seller, she was a beast of structural issues, foundation issues, termite issues and needed a complete renovation.

Sounds impossible to sell, right?

You know those times when you feel like you keep getting smacked down in life? Days are hard but you keep putting one foot in front of the other. That is what my clients did.

During the last 2 years, my buyers had to close down their 30+ year business because their landlord did such a huge rate hike on their space. Then after the hurricanes, when the city was doing an inspection of their home, work that hadn’t been permitted from 50 YEARS ago was discovered.

Thus began the 2 year struggle with the permit and zoning departments. Because the city wouldn’t allow permits, INSURANCE said they wouldn’t pay out and no contractor would bid on the project or touch it with a 10’ pole.

Ken and Jill thought this was their forever home. It is a gorgeous waterfront property here in St Pete, FL. After 2 years of being homeless and not being able to move forward, they had to come to the crushing decision that they had to sell. Whoever bought it would be dropping the house to the ground.

It was painful and demoralizing but ended in a win. This was cooperation and teamwork at its best. R.E.S.P.E.C.T. for the referring agent who was very clear that with her client load, she could not adequately take care of them and referred them to me, knowing that we would get it done, while being gentle and kind to them.

Jeanne was my first client as a new agent here in St Pete, FL, eleven years ago. She’s had a lot of challenges the last couple years and wanted to reduce her portfolio but she really didn’t want to go on market to accomplish that. She asked me if I thought we could get it sold off market. I was so grateful to be able to confidently say YES.

I’m an investor, I work with investors, but here’s the catch; I only work with good investors, those with integrity, those that I do a lot of repeat business with so that I know how they do business and can feel good about my SELLER/BUYER matchups.

Fred was a new contact, who reached out via email after he had researched realtors in the St Pete, FL market.

We had a great conversation and really clarified what he was looking for. I loved working with him as he really understood what he wanted and needs, relative to the actual current market.

➡️ He knew the approximate location he wanted to be in.
➡️ He was okay with a home that was 700-1000 sq ft. He didn’t want anything bigger because it’s just him and his dog Rummy.

His clarity made it very easy to find him EXACTLY what he wanted, in a very TIGHT TIMELINE, at the PRICE point he wanted! He appreciated that I had listened so carefully to him that he liked all the homes I sent him to review.

MULTIPLE OFFERS is the way of the day, at any price point.
If your home is:
✅ New to market
✅ Good condition & well presented
✅ Priced based on TODAY's comps (not 2022's)

Before I list any home, I have a strategy session with my sellers. We go through a checklist designed to maximize profits with the least cost and effort. We pull comps the day we meet, then again right before launch. We do estimated Seller-Net-Sheets so that there are fewer surprises throughout the transaction.

This prep work creates successful sales. Isabel was a beast preparing her home to sell, following through on everything we had agreed on during her strategy session. We had multiple offers the very FIRST open house weekend! This allowed her to start her new job up North with peace of mind. Homes don’t just sell themselves for top dollar, it’s a game plan and strategy well executed that makes the magic happen.

Pent-up demand is real. Even with global uncertainty, when the right home hits at the right price, everyone moves. FAST.

Moral: SELLERS, the market doesn't respond to anyone's emotional attachment to 2022 pricing. BUYERS, if you are waiting for the interest rates to drop, DON’T (that’s when home prices also go up, which is BAD for you). If you are waiting for home prices to drop more, we are not getting those market indicators here in St Pete. Maybe that is true in other places but NOW is the most balanced market we’ve had in St Pete in over 10 years. TAKE advantage of this!

➡️ FALSE. Multiple times, with multiple local agents, I was vehemently told that there was no such thing as waterfront property in St Pete, FL that didn’t flood in the back to back hurricanes two years ago.

➡️ They clearly are not doing their market research or know the area very well. When my clients David and Jessica were relocating here, having waterfront property was very important to them AND they didn’t want to buy a property that had a history of flooding.

➡️ They had very specific needs, they needed room for Jessica’s Mom to live graciously with them, room for kids to visit, an amazing kitchen as cooking is a shared couple passion and a property that supports the boating lifestyle they love.

➡️ They felt blessed when we found this stunning 4 bed/3 bath, pool home, with a peaceful mangrove across the waterway and quick, easy boating access to Tampa Bay. This home had all the good vibes. The home had been in the same family since it was built AND has never flooded. Their first night in their new home, dolphins came swimming by the dock to say hello!
