Pleased to announce the closing and funding of one of the most complicated deals in my 30+ year career. This 43-acre parcel on Baltimore's Inner Harbor was once a heavy industrial site and electrical power plant requiring tens of millions of dollars of environmental cleanup by previous owners. The property was subject to intense eminent domain litigation knocking many lenders out of the picture. We located a lender willing to study the myriad issues, get comfortable and close in 24 business days from ex*****on of a term sheet. The property will be transformed by our client into a vibrant community with a waterfront park, 1,500+ residential units and 140,000 sf of retail and commercial space.

Pleased to announce the closing and funding of loans secured by a portfolio of rental properties in the Charlotte MSA. The deal involved a cash-out refinance of an existing portfolio of scattered-site single-family rental homes with the proceeds invested as the downpayment for the acquisition of two apartment properties.

Pleased to announce another closed loan for a repeat client. This is our 3rd closing with this client since the start of the global pandemic. Funds were used to acquire neighboring properties and bulk up the site for eventual redevelopment.

Really stoked to share our first closed deal of 2022. We were able to arrange a cash out refinance on our client's property paying off a full recourse loan with a loan that only has recourse of $1 mm. The interest rate is lower and gives client the runway to upzone the property to highly lucrative mixed use development.

Pleased to announce the closing of a loan secured by 78 apartment units in Tampa Bay, FL. Our repeat client owned the property for less than 2 years. He created enough value to pull out all his original downpayment & put some extra money in his jeans. Our first closing with this client was in 2001!
