In spite of what you might have heard, the market is not slow. In reality, sales are happening all over Pinellas County. Buyers are still buying (even properties that once flooded), condos and waterfront homes. Sellers are still selling too. What does it all come down to? Price, location and strategy. All have to be in place to garner a sale.

And speaking of strategy. Did you know that Compass offers Private Exclusives to both buyers and sellers? Buyers get access to off market opportunities and sellers get to share their homes as an exclusive offering prior to going on the open market, which, for luxe homes, statistically garners more money. (Interesting and counterintuitive but proven in a recent study!)

This review really meant a lot to me, and she gave me a gift at closing. :)

I just completed my third transaction with these two fabulous people. It was a unique journey on the two most recent transactions. Shannon and Luis have two small children and wanted to upsize their home. Their current home had outgrown their needs and it would have been really challenging to accomodate showings and keeping the house "toy free". We went through various strategies that could work for their situation, but I knew that if we sold the house in it's as is condition they would garner a lot less on the sale. I suggested they look into the Bridge Loan program, Knock. Since they had so much equity in the house, Knock would offer them a bridge loan downpayment for the new home, so that they could purchase their new home prior to selling their old home. We found the new home, closed on it, and then they were able to move at their leisure, totally prep the house for showings and marketing (repairs, cleaning) and then we were also able to sell their old home while vacant and with no disruptions! Knock also offers a guaranteed purchase if for some reason the old home does not sell. I highly recommend this program for anyone who wants a disruption free move and has a decent amount of equity in their home. Lots of moving parts, but we made it through and they got a great price! In Florida, we have to get something called a Four Point Inspection in order for home insurance to be bound. This is when an inspector takes a look at the plumbing, the roof, the air conditioning or Heating system, and the electrical system. I would say probably every single house that I have sold or had bought with Buyers has had some type of 4-point issue. It's important to get a good inspector, a good Agent to help negotiate these repairs and good contractors to do the work once the negotiations are complete.

MARKET COMMENTARY
The Tampa Bay real estate market ended 2025 as a more balanced, albeit competitive, landscape with a median sale price of approximately $410,000 in December, reflecting a 0% increase year-over-year. Inventory stabilized around 3.6 months, providing buyers with more options while sellers saw a 94.5% list-to-sale ratio. Key 2025 End-of-Year Market Trends: Market Balance: The market shifted away from a "frenzy" to a more normal pace, with homes spending an average of 52 days on the market.Price and Sales Volume: While some forecasts predicted a slight dip, the year finished with generally rising prices, though the pace of appreciation slowed. Sales volume for the year dropped by 1.6% compared to 2024, partly due to lingering affordability issues.Buyer and Seller Activity: Sellers adjusted to a more balanced market by accepting lower offers or providing concessions, while buyers faced higher interest rates (hovering around 6.1% late in the year).Inventory & Demand: Inventory increased by over 10% in some areas, offering more choices to buyers. Despite some migration out due to high costs and risks, population growth continued to support demand.Luxury vs. Affordable: The $350k–$525k range was highly active, while luxury homes (>$950k) saw longer market times. Happy New Year! Wow, I am looking forward to 2026. I hope you are too!

2025 was a year of transition for me. I changed to a fabulous new brokerage right in Downtown St. Pete, I had 12 referral partners this year who sent me the MOST AMAZING CLIENTS, gained some new friends who started out as clients, learned a lot through some very challenging transactions, helped SO MANY PEOPLE either buy or sell their homes, consulted with many more who will soon become clients, gained some amazing new colleagues who I can collaborate with and with whom I can share ideas, and, recieved some amazing reviews from my kind clients.

I am so grateful to have been able to work with this client and sell this home quickly for them. They had already purchased their new home, so it was imperative that it didn't linger on the market a long time. And guess what, by doing the right things that my seller mentions here we were able to get it under contract very fast.

I will let you in on a secret, I don't just pull comps from the MLS, oftentimes I DRIVE BY the comparable houses to see if they truly ARE comparable. In this case, there was one home in the neighborhood that sold at a very low price. It had been on the market previously, but didn't sell and finally sold a long time later with another agent, but still at a low price. I could have used this as a direct comp, BUT, when I did a driveby, I figured out WHY it wasn't selling. Across the street was a home that was basically falling apart, had cars parked on the lawn and looked super scary- thus, BLIGHT, which can totally affect value! Once I figured that out, I was able to make adjustments as needed.
