My seller had a challenging time with their last real estate agent who was unable to sell this home. The home had flooded a bit during hurricane Helene, so it was a more challenging sale. A few things I did that the previous agent did not do:
1. Posted amazing photos that made sense
2. Obtained a flood insurance policy quote up front so that potential buyers would know what that cost would look like on a flooded home.
3. Did multiple open houses and followed up with each potential client.
4. Watched the market closely and made price adjustments as needed.
5. Suggested the seller put on a new roof prior to listing it for buyer peace of mind.
6. Cleaned up the front yard, back yard and home prior to the photos and stopped by frequently to ensure the home was still clean after showings.
7. Followed up with each agent who showed the home for feedback and interest.
8. Highlighted ALL of the amazing new things about this home.
9. Answered all questions that could come up about the home in the private comments. For this particular house there were some stains on the hardwood floors and I addressed where those came from so the agents could share with the buyers.
10. Highlighted the proximity to Tampa and DT SP and that there were many new builds going up in the neighborhood.

A sell and a buy for the win. My client did some incredible work to their home in Pinellas Point, but decided they wanted more freedom and less maintenance. We were able to make an offer on their new condo contingent upon the sale of their home and it was accepted. We closed on the sale on Friday and the purchase on Monday!

In spite of what you might have heard, the market is not slow. In reality, sales are happening all over Pinellas County. Buyers are still buying (even properties that once flooded), condos and waterfront homes. Sellers are still selling too. What does it all come down to? Price, location and strategy. All have to be in place to garner a sale.

And speaking of strategy. Did you know that Compass offers Private Exclusives to both buyers and sellers? Buyers get access to off market opportunities and sellers get to share their homes as an exclusive offering prior to going on the open market, which, for luxe homes, statistically garners more money. (Interesting and counterintuitive but proven in a recent study!)
